I was able to stop by the newly completed remodel project I designed on Fairfax Road in Upper Arlington this morning to pick up my job sign. When I approach a remodel design on a historical home, I feel that it is important to make the addition blend with or compliment the existing architecture. My clients goal was for their addition to not look like an addition. I believe we pulled it off.

This Upper Arlington house is getting a family room, three car garage, mudroom, side porch and rear outdoor living room addition. Along with a new mudroom, second floor laundry and a refreshed exterior including new roof dormers and front porch. The @thebellepointcompany will be carrying out the design. This has been a fun transformation to work on! I'm looking forward to seeing it evolve!

Here are some images that were taken from a 3D model that was created for a simple farmhouse that I recently completed the construction drawings for. This model evolved from an initial massing concept all the way to the finished product shown here. By using 3D BIM software for my projects, I can present the home owner with a virtual view of any part of their new home. The 3D model also gives the builder a instant sense of the project scope without spending time studying the 2D plans to "wrap their head" around the design. I then created a full set of construction drawings from the model itself that will be used for permits and construction.

The homeowners on this project wanted to dress up

The homeowners on this project wanted to dress up the front of their 1950's home in Upper Arlington and make the second floor plan more functional. The three roof dormers we added to the front of the home will let more natural light into the existing front bedrooms. We also expanded out over the existing first floor study to add a new owner's bath and closet to the rear of the home. We were also able to rearrange and reallocate existing second floor space to gain another bedroom, second floor laundry and a larger hall bath. With the use of 3D modeling, I was able to show the homeowners exterior and interior views of the entire project.

This is a longer post but I wanted to share some exciting news about what I have been up to:
About 10 years ago I decided that I wanted to start to develop my designs in 3D for the many benefits that BIM (Building Information Modeling) has to offer. I tried many different programs and workflows and hit a road block with each one. Either the software had limitations or I didn't like the way they worked. It was frustrating to say the least. So I stayed the course and continued to design in 2D as I had been since the start of my career. About a year ago I downloaded a trial version of @graphisoft Archicad and after about 3 months of playing around with Archicad I decided to take the plunge and go all in. Since last August, I have been developing all of my new projects in 3D using Archicad. I feel that virtually building my projects and presenting my designs in 3D to my clients gives them a much better understanding of what their new home or remodel will feel like once complete. So far I believe it has made a difference, with 3D modeling, there is no misinterpretation of 2D drawings. We live in a 3D world I feel that future generations are going to want and expect to see their project virtually before they commit. These 3D models can also be a benefit to the builders of the projects. They can help troubleshoot complicated roof connections and give a clearer picture of the scope of work and design intent of atypical details before construction begins. After doing things the same way for over 25 years, this transition in my workflow has not been easy, but I am happy to say that it is getting easier with every new project. So far I feel that my clients are truly benefitting from the results. Here is one of several projects that I have developed in 3D. Please see next comment...

My 11 year old Daughter asked if she could use my phone to take some pictures the other night. I was distracted and didn't ask any questions. To my surprise, the following pictures of our living room is what she took and edited on my phone. I thought they would make a nice Holiday greeting. I had a lot of fun working with friends of ours on

I had a lot of fun working with friends of ours on this project. They wanted to add on to their home and didn't want the addition to "look like an addition". The challenge was to add a family room with owner's suite above to the side of their existing house while keeping the proportions and overall massing in check. The existing family room (off the garage) was converted into a mud hall with lockers, a laundry room, half bath, walk-in pantry and pocket office. The existing kitchen, dinette and dining room were combined into one large eat-in kitchen that flows into the new family room. The front entry was also reconfigured for a better traffic pattern and reconfigured powder room. Oh yeah, and the upstairs was completely reconfigured. Like I said, I had a lot fun working it all out! Thanks @ohiopete & @kappy625 for the opportunity!

I was able to make a site visit to my German Villa

I was able to make a site visit to my German Village project today. One of the many transformations this historic home includes relocating the staircase from the interior, center wall to the outside wall. This will allow for a large opening to be cut into the interior brick wall to the dining room for better access and flow. It also let's natural light through the new stair opening to the center of the house. I will post more pictures once the opening is created. I have included some before pictures for reference.
